If the asking rent doesn’t align with current market conditions, the property may sit on the market until the price reflects fair value. We are highly experienced in pricing properties accurately to achieve the best possible rent while minimising void periods.
We monitor market activity constantly and adjust pricing at the appropriate stage of the marketing process to maintain momentum and avoid unnecessary delays.
2. Condition of the Property
A well-maintained property is significantly easier to re-let quickly. It presents better during viewings, requires less cleaning or repair work, and gives incoming tenants confidence.
Sometimes, long-term tenants or families with young children may leave more visible wear and tear. In these cases, it might be necessary to refresh the property with a coat of paint — either before marketing or prior to a new tenancy starting. Most of the time, our tenants leave properties in excellent condition, and we are often able to secure a new tenant before the current one has even vacated.

If your property is unfurnished (or only part-furnished) and this isn’t negotiable, the pool of potential tenants shrinks considerably. This is particularly true for studios and one-bedroom apartments, where fully furnished accommodation is strongly preferred and expected.
